Why the Dehumidifier Never Stops

POOR SEALS AND MISSED DETAILS KILL PERFORMANCE

I just finished inspecting a crawl space where another company - one of the biggest names in Charleston - had already done an encapsulation. The homeowners called us because their dehumidifier was running constantly and they were still having moisture issues. What we found shows why details matter so much in this business.

As someone who's fixed hundreds of failed crawl space installations across the Lowcountry, I can tell you: it's rarely one big mistake that causes problems. It's the small details that add up to make the difference between a system that works and one that just looks good on the surface.

The Real Cost of Missed Details

When crawl space companies cut corners or miss important details, homeowners end up paying the price in ways they might not notice right away:

  • Dehumidifiers that never shut off, driving up power bills
  • Equipment wearing out years before it should
  • Sealed-off areas becoming hidden problem spots
  • Moisture issues that keep coming back
  • Spaces that could be useful for storage staying unusable

In this recent project, the previous company had completely sealed off access to a porch area. Not only did this make part of the crawl space impossible to inspect or maintain, but it also meant any issues in that area would go unnoticed until they became major problems.

Common Overlooked Details

After working under thousands of Lowcountry homes, you start to notice patterns. Here are the details that even major companies often miss:

Unsealed Duct Penetrations
These tiny gaps where ductwork enters your crawl space might seem minor, but they're letting outside air flow in constantly. We found three of these in this project alone. Most crews miss them because they're hard to spot with regular work lights or headlamps.

Poor Access Design
A properly encapsulated crawl space should be accessible for maintenance and inspections. When companies seal off areas completely or don't create proper access points, they're setting you up for future problems. In this project, we actually built a proper wall with treated lumber and masonry footers, adding a magnetically-sealed door for easy access.

Wall Curtain Installation
Those sharp, clean corners you see in a properly installed wall curtain? They don't happen by accident. It takes specific training and techniques to mechanically secure these materials without relying on adhesives that can fail over time.

Our Difference in Approach

Here's how we ensure nothing gets missed:

  • We install overhead lighting throughout the space before finishing work
  • We perform a "daylight test" - turning off all lights to spot any outside light penetration
  • Every corner and seam is mechanically secured, not just glued
  • We grade the crawl space properly, removing debris that could cause future issues
  • We think about long-term access and maintenance needs

The proof? When plumbers came through this crawl space after we finished, their work didn't damage anything. That's because quality installation holds up, even when other contractors need to work in the space.

What Homeowners Should Look For

When you're getting quotes for crawl space work, pay attention to these quality indicators:

  • Does the company talk about their inspection process?
  • Will they explain how they'll seal every penetration point?
  • Do they have a plan for maintaining access to all areas?
  • Can they show you examples of their corner and seam work?
  • Do they check their work with proper lighting?

Most importantly, ask them about their process for finding small issues. If they're not mentioning details like checking for daylight penetration or proper mechanical sealing techniques, they might be missing crucial steps.

Results That Last

The real test of quality crawl space work isn't how it looks the day it's finished - it's how it performs months and years later. In this project, you can see the results:

  • The dehumidifier rarely needs to run
  • Corners and seams stay tight even with other contractors working in the space
  • Every area is accessible for maintenance
  • The space is clean and usable for storage
  • No more constant humidity issues

At Crawl Logic Lowcountry, we're not just encapsulating crawl spaces - we're solving moisture problems for the long term. If you're concerned about your crawl space or wondering if your current system is working as well as it should, let's take a look.

I was out in Mount Pleasant the other day when I got an email from a client down in Bluffton. He'd gotten several quotes for his crawl space, and everyone was pushing sump pumps. His question made sense: "Why are you recommending drain mat instead?"

There's a crawl space in Mount Pleasant that got our full attention recently. We spent all day installing a single drain line - nearly 30 feet of pipe with a perfect grade and a right-angle turn. Some folks might call that overkill. I call it doing the job right.

You know what drives me crazy? When I see companies rushing to dry out a wet crawl space like they're trying to win a race. Here's the thing: your home isn't a NASCAR pit stop. Moving too fast with moisture reduction can cost you thousands in damaged floors. I've seen it happen too many times in Charleston homes, and i
