Why We Don’t Include Foam Board in Our Quotes

WHY THAT COULD SAVE YOU HUNDREDS

"We need to add rigid foam board insulation to your crawl space walls."

If you've gotten quotes for crawl space work in Charleston, you've probably heard this line.

It sounds good - after all, insulation is supposed to save you money, right?

But here's something contractors don't tell you: in the Lowcountry, you probably don't need it at all.

Recently, a potential customer asked why we don't include rigid foam board in our quotes when other companies do.

It's a fair question.

But instead of giving you theories or sales pitches, let me share what our monitoring systems actually tell us about Charleston crawl spaces.

Understanding Crawl Space Temperature Reality

Here's the real story: January 25th, 2025 was the coldest day we've seen this year. At 2 AM in West Ashley, when the outside temperature dropped to 20 degrees, we checked the data from our monitored crawl spaces. The coldest one we found? 54 degrees. And that was the extreme - most crawl spaces stayed even warmer.

Think about that. On the coldest night of the year, in the middle of the night, when everything should be at its coldest, our crawl spaces stayed well above freezing without expensive wall insulation. This isn't guesswork or theory - it's real data from real Charleston homes.

Why Companies Push This Solution

Let's be honest about why other companies recommend rigid foam board insulation. It's a standard practice up north, where temperatures regularly drop below freezing for months at a time. When contractors bring those methods down here, they're often following what they've always done - not what our climate actually needs.

It also looks impressive on a quote. Extra materials, extra steps, extra protection - sounds good, right? But in the Lowcountry, it's often just extra cost for something you don't need. Remember, we're dealing with Charleston winters, not Chicago winters.

The Lowcountry Difference

Our climate is unique, and that means traditional crawl space "rules" don't always apply here. While other parts of the country worry about freezing pipes and extreme temperature swings, our biggest concerns are humidity and moisture control.

This is why we install advanced monitoring systems in every crawl space we work on. We don't have to guess what's happening under your house - we know. Our sensors track temperature, humidity, and moisture levels 24/7, giving us real data about what works and what doesn't in Charleston crawl spaces.

Making Smart Crawl Space Decisions

When you're getting crawl space quotes, ask contractors to explain why they recommend specific solutions. If they can't show you actual data or real evidence for our climate, be skeptical. Companies should recommend what you need, not what sounds impressive.

Here's what actually matters in a Lowcountry crawl space:

  • Proper moisture control
  • Effective vapor barriers
  • Quality dehumidification
  • Regular monitoring

These elements address our real local challenges, without adding unnecessary costs for solutions designed for different climates.

Here's a story that drives me crazy because it was completely preventable. We got called to check out a crawl space that had been encapsulated by another company. Now, the original work wasn't terrible - not the best I've seen, but it was doing its job. At least until one small part failed: the condensate pump.

I honestly can't believe I have to make this public service announcement. But after seeing another Charleston homeowner blindsided by devastating news about their floors, it's time to share something that every crawl space company should be telling you - but most aren't.

Let me tell you about something I just saw that drives me crazy: a thousand-dollar dehumidifier sitting in a crawl space, running full blast, doing absolutely nothing except jacking up someone's power bill. And the worst part? This wasn't some quick fix job - this was at a high-end custom home where the owners thought
