What We Found (The Good News)

Let me walk you through what a quality encapsulation looks like after a year of Charleston weather and all the challenges that brings.

First, the wood moisture readings throughout the entire space were exactly where they should be. Every joist, every beam - all holding steady in the safe zone. No signs of moisture damage, no soft spots, nothing that makes you worry about the structural integrity of the home.



Second, zero water staining. Remember, this wall used to have serious water flow issues. With a typical single-layer encapsulation, I guarantee there would be water standing along this wall. But because we use full coverage drain mat underlayment, the water gets channeled away before it ever becomes a problem. The system is doing exactly what it's supposed to do.


Third, the dehumidifier has barely been running. That's not a malfunction - that's a sign of an efficient system. When your encapsulation is properly sealed and your drainage is handled correctly, the dehumidifier doesn't have to work overtime. It kicks on when needed and shuts off when it's done. That saves energy and extends the life of the equipment.


Now, I'll be honest - it's not as pristine as the day we finished it. There's been some foot traffic from other contractors working on HVAC or plumbing. Some dirt here and there. But that's normal wear, not a problem with the encapsulation itself.

Here's the thing that sets our work apart: we use full coverage drain mat underlayment. Most companies in Charleston will quote you for a single layer of 20 mil plastic. Some might go up to 12 or 14 mil if they're feeling generous. We're using a two-layer system with drain mat underneath and 120 mil vapor barrier on top. Total thickness? 146 mil.



Why does that matter? Because in the Lowcountry, water is your biggest enemy. When water hits that single layer of thin plastic, it sits there. And when water sits on tape seams long enough, those seams fail. Then you've got water in your crawl space, your dehumidifier is running constantly, and eventually the whole system breaks down.


With drain mat, water never touches our tape seams. It flows underneath the barrier, gets channeled to the sump pump, and exits the crawl space. Simple physics, but it makes all the difference between a system that works for a year or two and one that works for decades.
