Got a call today to head back to a job we finished about two or three months ago.


Now, before you think something went wrong with our work, let me explain what actually happened.


This was a new construction project - we've been doing a lot of work with custom home builders lately, which has become a nice niche for us.


The thing is, when you're working on new construction, you're not the only trade in and out of that crawl space.


We did our job, encapsulated everything beautifully, and moved on to the next project.


But the house still needed electricity hooked up, plumbing finished, and all the other work that goes into completing a custom home.


And that's where things got messy - not because of our work, but because of what happened after we left.

What Happened

Here's the situation I walked into: A plumber had been working under the house and burst open a pipe. Water and debris went everywhere. To try and deal with the water, he sliced open parts of our encapsulation. Then there were the usual cuts and holes from other trades doing their work - HVAC guys, electricians, you know how it goes on a construction site. Everyone needs access, and sometimes that means cutting through what's already there.


The crawl space that we left pristine and white now had construction dust everywhere, stains from the burst pipe, damaged tape seams, and sliced poly that needed replacing. It looked rough. Now, most companies would send you a bill for this visit. After all, we didn't cause the damage - other contractors did their jobs, and sometimes that means making a mess of what came before.

Next comes re-taping all the seams that got damaged during the other trades' work. And where the plumber sliced through the poly to deal with the water? We're replacing those sections entirely. By the time I'm done, this crawl space will look just as good as the day we finished it the first time.



Is this extra work? Absolutely. Does it cost us time and materials? You bet. But that's what it means to actually stand behind your warranty.

So here's something you don't see every day: I'm about to show you a crawl space that isn't technically a crawl space at all. It's the entire area underneath a pool. And let me tell you, this was some of the hardest work I've ever done. If there was an award for crawl space poly work, I'd be putting this job up for it.

We've been having some unusual weather here in the Lowcountry lately. The other day, the relative humidity hit 34% - that was the high for the entire day. Most of the time it was sitting in the 20s.
