I had to tell this homeowner his crawl space was a complete disaster. We're talking 30% moisture content when it should never go above 7%. For anyone who doesn't speak contractor, that's like finding out your foundation is swimming in water. The kind of problem that doesn't happen overnight - which means it should never have passed inspection in the last two years when he bought the place.



Here's where it gets tough. This guy's going through a separation, has a kid with respiratory issues, and I have to tell him the full fix will cost nearly $20,000. I couldn't come up with that kind of money myself, and I'm the one giving the quote. It's like being a doctor delivering bad news - except instead of insurance covering it, this family has to figure out how to pay for it themselves.

And sometimes - this might surprise people - we actually recommend other companies. If someone's just trying to do the bare minimum to sell a house, we'll straight up tell them, "That's not our specialty, but here's who you can call." Better to be honest up front than have everyone disappointed later.
